Climbing any ladder is a precarious task, but the property ladder is one that’s more daunting than most.

One of Northern Ireland’s leading residential property companies, Braidwater, have furnished us with these handy tips for first time buyers…

1. Start saving

Start to save before you start your search to give yourself a head start.

2. Understand your financing options

There are increasing options available making buying your home more accessible than ever. Governmental schemes and affordable lending rates can be taken advantage of at the moment. To explore your options, visit a financial advisor who will help you to get a realistic idea of your budget so you can target your search. For more information on governmental schemes, visit www.housingadviceni.org

3. Consider all the costs

Don’t forget to include the additional costs in your budget such as solicitor fees, agent fees. These costs can be slow to present themselves and add up quite quickly so factor this into discussion with your financial advisor or on first meeting with your agent.

4. Get out and about

Visit as many development information evenings as you can. Doing so will help you understand the differences between developments and what features are most important to you.

5. Get to know the neighbourhood

Get to know the area before you commit. Spend a day or two exploring the local area and getting to know the community, to be sure it fits with your lifestyle.

6. Take another look

Take a second viewing of the property. Before you commit, view the property definitely once, at least twice and maybe even three times.

7. Don’t commit if you’re uncomfortable

Never make a commitment if you feel even the slightest bit uncomfortable. If this is the case, it is likely there is something not quite right with the property.

8. Stay positive

Try to remain positive. Buying can be a really long and testing process because there are often hundreds of couples vying for the same property. If you are not successful, don’t lose heart. Your dream home is just around the corner.
